The company behind a new commercial/residential development just south of Prince Albert says it plans to incorporate the historic former Highway 2 bridge in construction.

Rusty Clunie of Signature Developments Corporation says the company wants to keep the structure because of its heritage significance.

“We’re working hard with designers to rehabilitate that bridge and make it the access to what’s going to be a country residential acreage development,” Clunie told paNOW.

He said the first phase of development will include around 30 homes, along with approximately five businesses lining a new service road being built parallel to Highway 2.

While the first phase will be roughly 160 acres, longterm plans will encompass close to 400 acres, said Clunie.

Signature Developments Corporation is looking to start construction on the homes by late next year or early spring 2023.

The company is also developing the future site of Prince Albert’s new recreation complex and the adjacent Entertainment District off Highway 3.

R.M. of Prince Albert ‘open for business’

The R.M. of Prince Albert is building a new equipment maintenance shop and office complex as part of the development visible from Highway 2. The R.M.’s council chambers will also be housed there.

“It will streamline things,” said Reeve Eric Schmalz.

As for the broader development, Schmalz said it’s “very exciting” and will help the R.M. overcome some difficulties it’s had attracting economic development to the area in the past.

“We’re always open to new business, but usually we don’t have developed land available for businesses to set up shop,” he said. “We’re trying to change that now.”

He emphasized, the R.M. is “open for business.”

“We’re open for people to come into the community and call it home, for either their personal residence or their business,” said Schmalz. “We’re happy to have people looking to us.”
