Developer looking for buyers before building Melfort retirement home

The City of Melfort will have to wait a few months longer to see construction begin on the proposed Caleb Village Retirement Home.

According to the city’s community development manager, Brent Lutz, construction will not begin this fall as originally planned. He said the developer, Caleb Group, found it difficult to stir up interest in the project over the summer months.

“They’ve had some people signing up,” said Lutz. “They did some marketing over the summer months and with a lot of people away and a lot of things going on in summertime we decided it would be beneficial to host a general public meeting.”

An informational meeting was held Wednesday evening at the Kerry Vickar Centre in Melfort.

Lutz said there were about 80 people in attendance, which allowed Caleb Group the opportunity to outline the process of developing a project such as this and discuss other projects completed by the company.

Once Caleb Group outlined some of the services that would be available at the facility, people had a chance to ask questions.

Next, their focus is getting enough people interested in buying or renting one of the retirement community’s 94 units. 

“Right now, Caleb are seeking expressions of interest from people in the public who would be interested in purchasing condominium units in the project,” said Lutz. “They’re also talking to people who are interested in renting once the property has been constructed.

“They require sufficient expressions of interest before they can proceed to the construction phase.”

Lutz said Caleb Group plans to sell approximately one-third of the units and rent the rest. While there was no specific number given, he expects there would need to be significant interest in the units for sale before construction could begin.

Lutz said Caleb Group is now looking at a spring construction start, providing there is enough interest.

“The independent senior’s village model is something that is very much needed in the community,” said Lutz. “There’s been a lot of people that have come to the city administration seeking our efforts to bring this type of development to the community.

“We’re really hopeful people will take advantage of the opportunity now that it’s presented itself.”
