Terry Hoda: Sell your house I will!
The business of real estate can be a minefield for an inexperienced buyer or seller. Fluctuations in the economy, development, and changes to the community can cause shifts in the market. Updates to laws and rules can make the paperwork difficult to navigate for the average person.
“A friend of mine’s son recently bought a house and found out the attic was infested with bats. They called me and asked me if there was anything he could do,” said Terry Hoda, a licensed RE/MAX Real Estate Agent based in Prince Albert, SK. “If I’d been involved earlier, I could have helped. I’m here to do the homework on a property for the buyer so they don’t get caught in these negative situations.”
Hoda’s checklist includes a Property Conditions Disclosure Statement (PCDS). “A PCDS should be requested by prospective buyers. It could have helped in the bat situation,” explained Hoda. “People also might not know that there are 14 different types of home inspections that I can arrange for clients in the area.”
Hoda helped Alex Neubuhr, 23, and Bradley Campbell handle the purchase of their first home. “Terry made us feel very comfortable and made himself available to us whenever we needed. He went to the same house with us a number of times and got us in when my parents wanted to view it. He was also there for the home inspection,” said Neubuhr.
