Kinistino upsets real estate market: Residential lots under $5000

Oct 26, 2015 | 8:07 AM

The dream of owning your own home in a country setting is now closer to reality than ever before.

The town of Kinistino is offering large, fully serviced lots in the Whelen Sub-Division, at half price until the end of December, 2015.

For only $4,750 you can purchase lots with 75 foot frontages, featuring paved streets with curbs and gutters.

In addition to being able to purchase these amazing lots for this very affordable price, the taxes alone make the decision to move to Kinistino an easy one. The average taxation for these large lots is a small fraction of living in the city.

Aside from the incredible cost saving, there are innumerable benefits to moving a family to Kinistino’s Whelen Sub-Division.

“For us, it was an easy decision,” says Norman Soyland, the first new homeowner in the Whelen Sub-Division. “We were in Weldon before and looked around a bit, but for us, especially with the location of the lot, we have the best of both worlds living in town and looking out into the fields. We really like the small town atmosphere, we have most of our friends here and we find all we need for the most part in town. If we need anything else, Melfort is just a short drive away.”

The new lots that look out into the majestic agricultural landscape, are within sight of the school and are located in one of the most progressive towns in the province.

At the Communities in Bloom National Convention held in Kamloops, BC in October of this year Kinistino was declared the winner over all other towns in the same category.

Communities in Bloom is  an organization which judges towns and cities based on tidiness, environmental action, heritage conservation, urban forestry, landscape and floral displays. The town also won special mention for its floral displays. For more information on this see the story here.

The Kinistino School is a Pre-Kindergarten to Grade 12 School with approximately 265 students. Classroom sizes average 20 students per grade.

The school also houses an in-school daycare. This means that young families can expect their children to attend the very same school within eyeshot of their home from nursery age until they graduate.

For working families, the daycare has already proved to make life much less stressful as all the kids are in one location. Kinistino working parents do not have the stresses of arranging times and dropping off children at different locations.  Children in elementary classes have a short walk down the hall to and from the daycare to the classroom, and never have to leave the building.

Kinistino School is very serious about its after-school activities and has particularly excelled provincially in basketball and volleyball.

Immediately beside the school is a full sized community centre that houses a hockey/skating rink, curling rinks and gymnasium. Kinistino has an intensely active skating program and hockey teams for all ages including the senior team, the Kinistino Tigers. There are also several curling leagues for all ages.

The downtown features all the amenities needed.

Kinistino features a  Health Centre with a Doctor who attends the facility two days per week and works with the full time Nurse Practitioner, available weekdays.

Kinistino hosts several congregations of churches, a senior’s centre, parks and playgrounds, paddling pool, and a newly paved walking trail.

There is a gas station that features a Saskatchewan Transportation Bus Company (STC) stop.  If you want a day out to go swimming in the summer or ice fishing in the winter, Kinistino is only 15 minutes away from the Struther’s Lake Regional Park. Kinistino is also home to two of the largest Agricultural dealerships in the province: Farm World and Ag World Equipment.

The envy of other smaller communities, every street in Kinistino is fully paved and guttered with new pavement being completed very recently.  The town provides garbage collection, recycling programs and is well known for continual street maintenance – particularly noteworthy after blizzards when the crews are up cleaning off the streets before most residents are heading out for the day.

“We know we have a wonderful town here,” comments Mayor Leonard Margolis. “We decided to make this offer to people, to keep our town vibrant with new families. Kinistino can really be considered a bedroom community. We are a short drive to Prince Albert, which is about 35 minutes or to Melfort which is 20 minutes away. The drive is well worth it in what families will save in the cost price of these new lots and the marked saving in taxes each and every year, let alone the benefits of living in a small, agriculturally based town.”
