2025 sees strong year for homes sold in Prince Albert

According to the Saskatchewan Realtors Association, 2025 was the second strongest sales year on record in the provincial housing market. Their report shows a total of 16,218 homes sold in the province over the course of 2025, 475 of which were sold in Prince Albert.

That 475 is the second highest amount of homes sold in the city since 2014, and Director of Community Development for the City of Prince Albert, Michael Nelson said that he’s seen houses moving off the market quickly. It shows that not only are there a lot of people wanting to come to Prince Albert, but also wanting to stay here long term.

“Inventories have been tight for housing, but I think this is showing a strong demand and confidence in Prince Albert and people looking for long-term investment in our city.”

As Nelson noted, inventory of homes for sale in the city has been low. At the end of 2025, there were a total of 102 houses on the market in the city, down 22 percent from the year prior. As a result, the average price of a new home in the city has gone up to $249,900, up from $230,000 the year before. This includes condominium and apartment units.

While homes that are already built are tough to find in the city, there is lots of room to build.

“I would say that the city is in a good position, not just the city of Prince Albert, but the private development as well, that has a healthy stock of lots available, even in our surrounding neighborhoods. The R.M. of Buckland and the R.M. of Prince Albert, there’s a lot of country residential lots available for development if people choose to live in that type of setting instead of in the city limits as well.”

To try and spur more building in the city, near the end of 2025 a bylaw was changed to allow for more multi-dwelling units, like duplexes and fourplexes, to be built in residential areas. Up to four units can be built on the same lot as long as the lot has the proper requirements.

Lots would need to have enough space to accommodate enough parking spots and access to enough utilities to support the amount of dwellings.

“Essentially it was a zoning change that the city had to do to be eligible for federal funding. So what that means is throughout the whole city, based on the site and if the site can handle it from the criteria of the zoning bylaw, individuals can build up to four units on a lot.”

Out of the new homes being built, a trend that has started to form in the city is more new houses with a rental suite built in, or at the very least the bare bones for a rental suite to be added in later.

“I think a big driver of that would be is just, to help supplement the investment people are putting into these houses because construction costs have gone up in the last few years.”

Overall, Nelson is happy to see where the housing market is in Prince Albert.

“I think the city’s balanced growth, affordability, and economic stability that is in place with different industries as far as critical minerals, forestry, we believe it’s in a strong position for people to invest, move to our community and help it grow together.”
