More development in the works for West Hill

A residential subdivision and a commercial hub are on Prince Albert city council’s agenda for Monday evening.

Council will consider two separate applications that are both located near the Alfred Jenkin’s Field House in the city’s West Hill area.

One is a public hearing and potential third reading of a residential subdivision for land owned by Métis Nation—Saskatchewan.

The MN — S hopes to create 35 developable lots, something that has already passed one stage of approval.

Conditional approval was given in October, provide two bylaws pass third reading. Bylaw No. 20 will close a portion of 30th Street West between 10th and 12th Avenues to address traffic concerns raised by Public Works.

Bylaw No. 30 of 2024 amends the land use in that area to allow for high density residential and institutional to be built. Right now, it is zoned for light or medium density.

Construction of the MN — S’ childcare and office centre has begun along 10th Avenue, south of the Field House. The building is at the framing stage. The organization also asked to be allowed to build street townhouses for sale right next to it.

This application would allow for that to happen.

The First Nations University has been planning to build a new facility in that neighbourhood as well and is awaiting federal funding.

Council will also consider a conditional offer from Co-op to buy the land at the intersection of 28th Street and 10th Avenue West for $400,000 plus GST. That is directly south of the Field House.

The Co-op hopes to build a multi-unit commercial building. Inside, they would like to develop a liquor store and potentially have it also house a takeout restaurant or retail or office space.

Their offer has several conditions such as approval by the Co-op board of directors and the SLGA along with any other municipal/provincial permits needed.

They also want a commitment from the City to service the property and provide access on 28th Street West. There is no street west of that intersection right now.

Council meets Monday at 5 pm.

The new projects join a slate of other building happening nearby, including a major expansion of the Victoria Hospital. Three apartment buildings are also under construction with the first building almost ready to take renters.
