Dedicated team looking to fill Gateway Mall

For the first time in its history, the Gateway Mall has hired an outside company to attract and bring in tenants into the building.

Sharon Faul, the general manager of Gateway Mall said previously, leasing was all done internally.

“Now we have hired a company who are dedicated leasing professionals,” Faul told paNOW. “That is specifically their jobs, that is all they do.”

The leasing company is owned by Avison Young, an international real estate firm based out of Toronto who are also the property managers of the mall.

“They are dedicated to actively pursuing leasing vacancies at Gateway Mall,” Faul said. “They have connections all across the country.

“We are not at a point of announcing [new tenants]. We are getting close to some, so we will see how those go and hopefully we will have some announcements.”

Over the past few years the mall has focused on improving many infrastructure problems, Faul added. Now that they are finished, she said it is time for them to turn their attention to cosmetic upgrades and filling empty spaces.

“We are proactive, and we are specifically dedicating time, funds and efforts to leasing up the property,” Faul said.

The tenants they will be seeking will be quite diverse, with an emphasis on more than just retail stores.

“We have had success with some of the new tenants at Gateway Mall. We are working towards services and entertainment type uses, so there is all different kinds of tenants that can be a part of the mix,” Faul said.

“We are really diversifying what we can offer to consumers here with retail, service, and entertainment options. Our leasing folks are leaving no stone unturned, they are looking at all kinds of uses that will be complimentary.”

She also added there are plenty of different size spaces at the mall which they will be looking to fill up.

“We have a lot of opportunities size wise,” Faul said. “We have everything from small food court units that are about 300 square feet to smaller in-line units that are about 700 to about 4000 square feet and then some big box spaces as well that are anywhere from 20 to 60 thousand square feet.”

Unfortunately, the mall has seen a number of big box retailers leaving over the past couple of years, creating these vacancies.

“At Gateway Mall, change is always constant. We have tenants moving in and moving out,” Faul said. “Sometimes they are beyond our control, so we just have to roll with the punches.

“Fortunately, now we do have these great leasing folks who are working with us to fill the mall again.”
