City in discussions with Miller Contracting about developing residential area

The City of Prince Albert is in discussions with a local contractor on future plans for the site of the former Angus Mirasty School.

In 2019, the city made a trade with the Prince Albert Grand Council. In exchange for the Parkland Community Centre, the city acquired the parcel of land where the school used to sit on Fifth Avenue West.

In April, the city released an Expression of Interest (EOI) regarding the land and its proposed redevelopment for residential use.

“We received a number of inquiries about whether or not the city would be willing to sell, what that would look like, what the site would be developed like,” Craig Guidinger, Director of Planning and Development Services, said at this week’s executive meeting.

Three bids were submitted with only two meeting the criteria. The city selected Miller Contracting Ltd.’s bid for a reasonable redevelopment density project and the desire for park space.

“Not only do they have the interest in developing the property, but they also have the interest in purchasing the property,” Guidinger said at the meeting. “We want to discuss their proposal in more detail, what is their vision for the property, what types of buildings will be developed.”

Councillor Ted Zurakowski was in favor of the submission but would like to see more space for a park in the project.

“I understand this is a preliminary drawing, and things will change but we should get in front of the conversation,” Zurakowski said. “Let’s go back and have a conversation with Miller Contracting and see what they can come up with to increase the amount of green space at this piece of land, which was existing only as green space for a long time.”

Going forward, the city will work with the company to finalize a site design and then complete public engagement with the neighbourhood among other steps. Even with all of those elements in place, the city isn’t obligated to sell or redevelop the property.
