Old Pineview Terrace gets new owner

The old Pineview Terrace Lodge, located at 701 – 13th Street West, is only steps away from a new owner.

On Dec. 8 the Prince Albert Parkland Health Authority approved the $2.2-million sale of the former long-term care facility to Ali Holdings Ltd.

The Prince Albert Parkland Health Region (PAPHR) CEO Cecile Hunt said the board feels positive about the sale, which met its asking price.

“The board approved the sale at a special board meeting and we’re very pleased to have had the opportunity to sell that site to an individual or a holding company who has a strong interest in that building,” she said.

The minister of health has already approved the sale, according to Hunt.  Now, it’s only a matter of crossing the Ts and dotting the Is outlined in the terms and conditions, for the sale to be final.

“We anticipate that it will move forward,” she said.

As to where the $2.2 million will be spent, Hunt said they will be assessing their options at a later date.  However, she does have a few ideas.

“We do know we have a capital shortfall at the (new) Pineview Terrace, so some of that would have to address that shortfall.  As you know we had a shortfall from some of our municipal stakeholders and that will provide some of that support,” she said.

“The rest the board will consider either the investment or the utilization of those capital resources and other projects.”

Dr. Syed Ali is the major shareholder of Ali Holding Ltd.  He, along with a small group, will be taking over the space upon final sale.

As a resident of Prince Albert for the past eight years and current specialist of internal medicine, he said he was looking for a bigger location for his practice.

“I have a small office, so I was looking for a bigger space and I just drove by the Pineview and saw a for sale sign about a month ago,” he said.

After touring the facility, he said the idea of a care and assisted living home came to him.

“So I talked to a few friends and they were all excited and we said ‘oh we’ll jump into it,’” he said.

He’ll be using some of the space for offices and the rest of the building will be used as assisted living quarters.

 “I feel hopeful and excited actually [and] my colleagues are more excited than myself, so I hope it goes through well to financial institutions and we get working on that,” he said.

Ali is also optimistic the deal will go through and they’ll be up and running by March 1, 2015.

There are updates to the facility that need to be made before the opening, according to Ali.

“The wall has to be covered.  It will be a new look.  Right now it’s like more of an institution look, like a hospital look, so we are going to upgrade it,” he said.  “It will be a better place to live in than what it is right now.”

As for the name of the facility, he said the shareholders are tossing some around including Green Hills.

“It will be one of the facilities in town … and it will be nice.  I mean besides the living care home it will be more compassionate care too, so more personalized service we’d like to provide.”
