Second phase of luxury West Hill development to break ground

Behind a row of newly built bungalows in West Hill sits Prince Albert’s first man-made lake – it’s part of a newly built luxury home development in what will be the city’s first gated community.

It will be one of two man-made lakes in the Lake Estates on South Hill development just south of 28th Street. The city’s first man-made lake is only partially built, and will be surrounded by park space and new homes. A third phase of the development will feature the second lake.

Phase 1 of the development is already under construction with a number of homes already built, with Phase 2 breaking ground after the Victoria Day holiday. The development will be all residential, with houses and a condo complex.

Mayor Greg Dionne, Coun. Mark Tweidt and Coun. Ted Zurakowski all attended the Phase 2 sod turning ceremony Thursday.

The starting prices for the condo units will be $299,000 before taxes. Homes backing onto the lake in Phase 1 will start at $499,000 before taxes. The ones on the opposite side of the street will start at $399,000.

The development is one of the major developments underway in the expanding West Hill area. Located nearby is the Alfred Jenkins Field House, which has been constructed within the last few years.

And luxury homes are a part of that expansion.

“Prince Albert has seen growth in luxury homes not only in the West Hill but also Crescent Acres and the River Bank area with luxury condos with a river view,” president of the Prince Albert & District Association of Realtors, Alan Vogt said in an email.

He said the city’s real estate market is growing all the time. “We showed a good increase in the average transaction price in 2012 and expect a good result again for 2013,” he wrote.

Vogt said that in the case of the new Lake Estates development, the attraction will be that it’s the first “gated community” in the city, which will ensure a higher level of privacy for owners.

“Now you are able to buy a lakefront lot within our city,” he added.
